Partner Responsibilities
As a partner listing your property on Mobilife, you play an essential role in delivering a positive and reliable rental experience for users. To ensure trust, transparency, and satisfaction across all parties, we’ve outlined the following responsibilities and expectations for every stage of the rental process.
1. Key Responsibilities as a Partner
2. Condition of Rental Property
3. Expectation at Move-In
4. Expectation During Rental Period
5. Expectation at Move-Out
6. Damage Claim and Timeline
1. Key Responsibilities as a Partner
As a valued partner on the Mobilife platform, we kindly ask that you help ensure a positive and reliable experience for users by meeting the following core responsibilities:
- Accurate Listings: Please ensure your property listing contains honest, up-to-date information and includes clear, high-quality photos that accurately represent the space.
- Prompt Communication: Aim to respond to booking requests within 24 hours, and maintain respectful and timely communication with users before and during their stay.
- Compliance: Your property must comply with all relevant local laws, building codes, and safety regulations applicable in your area.
2. Condition of Rental Property
To provide users with a safe and comfortable rental experience, we expect all properties listed on Mobilife to meet the following standards:
- Clean, Safe, and Functional: The property must be professionally cleaned prior to each new rental and should be in good working order at the time of move-in.
- Well-maintained: Properties should be free from safety hazards and pests, and ready for immediate occupancy without the need for repairs or adjustments.
- Furnished as Stated: If your listing includes any furnishings or appliances, they must be present, functional, and available for the user as described.
3. Expectation at Move-In
We kindly ask that partners ensure the property is clean, functional, and fully ready for the user before the agreed move-in date.
Please provide clear instructions in advance regarding how to access the property—this may include keys, access codes, or entry procedures. As many users are new to Australia and may not yet have local mobile service, providing this information ahead of time is especially helpful.
If you plan to offer a walkthrough at move-in, we recommend documenting the condition of the property at that time to help prevent any misunderstandings at the end of the stay.
4. Expectation During Rental Period
Throughout the rental period, we ask partners to maintain the property in good condition and to respond to reasonable repair or maintenance requests in a timely manner.
Unannounced visits should be avoided, except in emergencies or when previously agreed upon with the user.
Please refrain from storing personal belongings at the property or returning without the user’s consent during their stay.
5. Expectation at Move-Out
At the end of the stay, we ask that partners be available to receive the keys and, if agreed, attend an optional move-out inspection with the user.
We appreciate it if you can review the condition of the property shortly after the user vacates.
Should you identify any significant damage beyond normal wear and tear, we kindly request that you notify us within 48 hours of move-out so we can assist in resolving the matter efficiently.
6. Damage Claim and Timeline
Mobilife only facilitates a security deposit preauthorization, which is not transferred to property partners unless a damage claim is made. To initiate a damage claim:
- Submit a formal claim with photographic evidence and a brief description of the damage within 48 hours after move-out.
- Mobilife will review the claim and liaise with the user for clarification or dispute.
- If the claim is validated, a portion or all of the deposit may be charged and transferred to the partner within 7–10 business days.
Claims made after the 48-hour window may not be eligible unless exceptional circumstances apply. We encourage partners to maintain clear documentation and communicate any concerns promptly to ensure a smooth resolution.
